This ranch consists of approximately 500 acres of deeded land running up Dry Valley to Echo Dam State Park. The water rights are owned approximately 1500 acre feet of ground water rights and will convey with the ranch. The water rights are currently being used primarily for irrigation with some domestic use. There are numerous wells on the property. The water rights are located in the Colorado River Basin, Basin 198.
There are all the normal alfalfa and cattle operation buildings. Situated less than 200 miles North of Las Vegas off Highway 93, and approximately 1 hour North of Coyote Springs.
The future demands for water in Lincoln County include the Coyote Springs Project with projected population of 150,000 as well as the Toqoup Township project adjoining Mesquite with a projected population of 40,000. Combined these new PUD projects will need as many as 90,000 acre feet of water rights. In addition to the Toqoup power generation plant, BLM estimates this plant will require 2500 acre feet of water rights. Water is our most valuable resource. Water as a very limited supply resource under prior appropriation laws can only increase in value with future increasing demands.
Flatnose Ranch is prime transition development property. BLM likely will have future land auctions under the Lincoln County land act in the areas around Panaca, Pioche , and Caliente. This land will be auctioned without water rights. The right plan might incorporate Flatnose development and water into a future larger plan.
